Ensemble Health Partners Offices

PEDCO worked with BHDP Architecture and Cushman & Wakefield to renovate the 300,000 SF Procter & Gamble Sharon Woods Innovation Center (SWIC) and add a 100,000 SF addition for Ensemble Health Partners (EHP). The existing 54-acre research and development facility was converted to accommodate a densely packed call center. PEDCO partnered with BHDP Architecture and Danis Construction on a Design Assist approach to develop the HVAC, plumbing, fire protection and architectural designs.

The design assist approach included predesign meetings with Danis Construction’s HVAC, plumbing, fire protection, and electrical subcontractors to develop a collaborative design approach that would maximize the existing infrastructure while meeting the desired construction cost and schedule established by Cushman Wakefield and Danis Construction. The project was delivered to Ensemble Health Partners in less than two years from the initial investigation stage to occupancy.

US Bank Office Renovation

PEDCO provided structural, mechanical, plumbing, and electrical engineering design services to renovate six floors of US Bank’s downtown Cincinnati office building. The project included open office areas, huddle and conferencing spaces. The existing floor structure for each floor was analyzed to determine the allowable maximum floor loading.

Existing ductwork, diffusers and grilles were removed and replaced back to the existing central supply shaft and replaced with a new VAV system. Power was also removed back to the main distribution panels and replaced with code compliant wiring. PEDCO coordinated with the Audio-Visual design team, furniture suppliers and Data installers to provide a modern functional office area. Toilet rooms on each floor were also completely remodeled to be ADA compliant, with updated finishes and fixtures.

Uptown Gateway and Digital Futures

The Uptown Gateway project refers to the design of the Core and Shell of a 180,000 SF building which is intended for mixed use office and educational laboratory spaces. The building is a total of 9 stories tall including 6 floors of office and educational space above 3 floors dedicated for utility space and garage access. PEDCO completed the design of the mechanical, electrical, plumbing, and fire protection for this project. The Core and Shell had to provide all of the main systems which would eventually be needed for the completed building as well as code-required minimum infrastructure for HVAC, lighting, and power.

Digital Futures is the design of the Tennant Improvement phase of the same building. The interior spaces and laboratories were designed in such a way to easily flex and adapt to new users over time.  A human performance laboratory is included which required special considerations for lockers, showers, changing rooms, and a large floor space in which to perform studies on athletes in motion. A large High Bay area was included for multiple programs to share. Specifically, the Smart and Connected Drones program needs a space to fly drones in a controlled interior area. This program also included office space, a workshop, and a control room for the drones. A robotics lab, high performance computing, cyber security lab, visualization lab, strange tools lab, and emergency operations training labs, and an E-media studio were included in the design as well.

P&G General Office Fitness Center

PEDCO provided engineering design services for the P&G General Office Fitness Center relocation. The existing fitness center facility was no longer adequate to meet the current demands. The 18,000 SF fitness area, which was previously utilized as office space, was strategically located for ease of employee access. The amenities of the new fitness center include an aerobic room, weightlifting and machine room, cardiovascular room, and men’s and women’s locker rooms with shower.

The challenges on this project included the addition and location of a new air handler required to condition the space and meet ventilation requirements. Plumbing infrastructure for the men’s and women’s locker room’s needed to be added. PEDCO facilitated the permit process by providing drawings prepared for submission to the Building Department.

P&G Ivorydale Technical Center

PEDCO provided engineering design services to renovate the 235,000 SF historical Fabric & Home Care building for P&G. The project included demolition and remodel of the entire five story building interior including HVAC, plumbing, and electrical systems. With new design and remodel, the 235,000 SF building now consists of a 24,000 SF laboratory and 211,000 SF of office common areas. The new engineering systems and interior building modifications helped turn this historic building into a high performance building resulting in a 17% annual energy reduction.

The laboratory design included once through air, manifolded exhaust systems for dryers and fume hoods, along with variable temperature and variable hardness water system to simulate water conditions anywhere in the world. For the office common areas, PEDCO designed active chilled beams and air handlers equipped with sensible and enthalpy wheels in order to re-use energy that is being exhausted. The new electrical distribution systems were provided throughout the facility for power and lighting.The project also included waste and compressed gas systems to bench tops and labs, a new fire alarm, fire protection, and security systems.

This Laboratory Project featured construction of a 32,000 SF, two-level office space for 200 people in conjunction with a 35,000 SF high bay laboratory space for research and manufacturing. The office and lab space were constructed inside a larger existing 1940’s era manufacturing facility.

The office space was developed with an emphasis on promoting collaboration among team members by creating a variety of common areas that could be used for organized as well as impromptu meeting spaces. Spaces are equipped with data and communications infrastructure to enhance the documentation and sharing of information in a variety of media. Work stations were designed to be flexible to allow for shifting team formations and the opportunity to promote wellness with the option for standing work stations.
